VA Loan Advantages

What the VA loan gives you that other programs do not

$0 down payment
No down payment requiredThe VA loan is the only major mortgage program that finances 100% of the home price with no down payment for eligible Veterans.
No savings thresholdUnlike FHA (3.5% down) or conventional (3-5% down), VA does not require you to accumulate a down payment before buying.
No private mortgage insurance
No monthly PMIConventional loans under 20% down require PMI ($100-$300/month). FHA has MIP for the life of the loan. VA has neither.
Funding fee optionsVA charges a one-time funding fee (2.15% first use) that can be rolled into the loan. Disabled Veterans are exempt.
Competitive rates and flexible credit
Lower average ratesVA loans consistently carry rates 0.25-0.50% below conventional because the VA guaranty reduces lender risk.
No official minimum scoreThe VA itself sets no minimum credit score. Most lenders underwrite VA at 580-620, lower than conventional (620-640).
BAH-based qualification
BAH counts as incomeBasic Allowance for Housing is non-taxable but counts dollar-for-dollar toward your qualifying income for a VA loan.
Residual income testVA uses a residual income standard (money left after bills) instead of only debt-to-income ratio. This often qualifies Veterans for more than conventional DTI alone would allow.
JBSA & Fort Sam Houston

Buying near Joint Base San Antonio

Joint Base San Antonio combines Lackland AFB, Randolph AFB, Fort Sam Houston, and Camp Bullis under one command. LRG has placed Veterans and active-duty families in neighborhoods across all four installations since the team was founded.

The San Antonio housing market offers Veterans a significant advantage: the median home price sits well below the VA loan limit ($832,750 conforming for 2026), meaning most purchases qualify for $0-down VA financing without a jumbo overlay. Neighborhoods like Schertz, Cibolo, Converse, Live Oak, and Universal City sit within a short commute of JBSA installations and consistently fall in the $250K-$400K range.

If you are PCSing to JBSA, our team starts working your timeline backward from your report date. Charles and Pedro coordinate pre-approval, home search, and closing to land before you arrive, not after.
